@Adam Fiore You do need to get the policy from the right company, but you can outpace your loan from the insurance company. There’s some debate about this in the industry, but there’s a few things I look for:1) Dividend earning whole life ( this is an obvious necessity- whole life from a stock company won’t pay enough)2) Non-recognition loans - this means the company pays your full dividend regardless of the loan you take3) Low cost loan.

I am unmarried, very frugal (only spend on investing, necessities/essentials, and travel), and I recently bought a house worth approx $320,000 at a 5% interest rate (with $5k in equity already) - I used an FHA loan as I plan to live there for a year, refinance into conventional, and then move on to my next investment. For my next investment, I am unsure of which is wisest considering the following: I currently owe $85k on student loans, my salary is $85k/year (not including EOY bonus), I have approximately $52k invested (stocks, index funds and CD's), no credit card debt, and no car debt.

It's more by design than necessity, as I have had the support of some incredible lender relationships this year, and a substantial amount of my most productive year to date as a Real Estate Broker is attributable to some excellent and aggressive lending programs and relationships with top tier mortgage talent.
