I know my local cities pretty well but I also understand that a city can hold hidden gems that are not easy to find.

A lot of gems. 

Granted, I do usually have things pass my desk others wont have access to since I'm an agent, but even on the MLS you can find a gem every now and then.  

I know an investor that thought he was buying "a gem" and skipped the inspection.

These gems will have Higher days on market, no contractors or easy access to supplies.

I wanted to share one of the gems that I took from last night that I would love to hear your guys thoughts on.We were talking about basements being flooded at one point during the call, and someone mentioned it is wise to always have a sump pump installed in your basement, because the cost of having one installed will be much more friendly than having to redo your basement in the event of a burst water heater (been there done that 😂), burst pipe, or a flood.

While occasionally there are hidden gems, the nicer properties regularly sell for 100-200-300K cash money that day.
