When you need 100+ of these or even a few hundreds, it could take hours and hours to DIY.

You can DIY, but based on all the things you have said, I think it is time you hire an attorney. 

They will email the cleaning agency of my choosing each time there is a booking ot change. 

@Star Campbell I've referred my last couple clients to Maven Cleaning and have received good feedback so far. 

It's never a clean 20-25%...it's that plus death by a thousand cuts. 

No cleanings for you to deal with. 

I have just in the past month added a paragraph stating that the tenant must supply and use mouse traps, cockroach poison, foggers or other pest control products that are readily available in grocery stores and DIY supply stores.

In reality, 90% of the time you can probably do as good a job if you go the DIY route on the PM side as long as you invest time to learn how to do it right.

If that isn't the goal I'd hold and hire a pm or get strong on collection and cleaning up the tenants that are taking advantage of you.

It allowed us to create a great system at the start so when we add properties to our personal or management portfolio all the rental stuff goes through MOXIE's systems and is a clean turnover.
