Small number of units, but the number of years implies we have experienced quite a few events: hurricanes I already mentioned, Great Recession (GR), Covid, guest making a mud wrestling pit out of the yard, a guest getting KOed by a neighbor, bed bugs, bad PMs, losing a unit to changing STR regulations (it was one of our 2 units that have been an STR since 1999, but as of May it no longer can be rented as an STR).

You can also add 1/4" drywall to cover it up or encapsulate it with drywall mud or paint.....

In order to go out of state, you'll need 20% down and you'll be limited to very low-end properties in undesirable markets, which is not only a tough gig but also one that you'll want $15k just in reserves for.

We have started to use more grey paints and also paints with BRUSHED glazes lately.And for Laundry, Mud and Powder Rooms even some distressing can set you apart...Not sure which manufactures you have access to in your market, but if you wanna let me know which ones you are considering I can help point you to which one would be your actual best BANG for the BUCK!
