Listing sites are kinda like online dating...some people let it all hang out (flaws and all), while most put forth the best image possible.

There are two many flaws with the blind percentages.  

The value in paying to do full inspections to uncover something that would make it a money pit is worth the spend every time.

During the due diligence process it was uncovered that the tenant is a substance abuse clinic and they are using the property to provide temporary housing for patients.

Maybe the appraisal uncovered something you were not aware of that deserves serious thought.

From my AEC + operations background, I know I can help uncover the mismanagement, analyze books, bring economies of scale, etc.BUT when I reach out to property developers, the only response I get back is "Bring me a great deal and then we'll talk".
