Although it'd probably more advantageous long term with a BRRRR to create a larger forced equity w the rehab, I like this strategy more because I'd much rather have cash on hand sooner rather than later - especially in these uncertain times!

In March, I moved out of my $1200/mo shared house in DC and into a $650/mo shared house in Gaithersburg, month-to-month (adding all of that savings to a down payment fund).My question is: given the global pandemic and uncertain economy we’re in, would you sit tight a little longer and continue to rent, and see what happens in X months before jumping into a house hack?

I had a long talk with my husband about this, and while Section 8 is guaranteed rent payments on time every month in an uncertain economy, we just cannot support a system in which 1 family is paying $1200 for a meager 2 bedroom in need of updates and busting their humps to scrape do it, and their neighbor is living in a renovated home and using taxpayer money to pay for it.

The people who bought in 2012 had it pretty easy and while they generally were the big winners they still could have ended up as losers if things changed for the worse.Regardless its really up in the air how the market will react to certain news and I think COVID showed that because despite a very uncertain future where most would think home buying would be on the decline, people are still buying houses because human behavior tends to react irrationally.

Personally, I am keeping an eye on listings and scouting around to find anything good off market, but I do not actually think I will make a purchase until at least mid-2021 or if at least a few of the many uncertain variables in the market are somehow magically gone.
