Time to bail out of rental housing in Georgia?

My realtor tells me that homes are selling fast and prices have risen lately. It's a hot sellers market. The future seems uncertain both in terms of real estate prices and ability to collect rents. However, Georgia is one of the few states where renters are not protected from eviction during this pandemic. So, this might be one of the few states that makes sense to hold on to a rental? Thoughts?
