Ultimately our main goal build a portfolio of multiple different types of investment properties, buy and holds, rental properties, and fix/flips; but the wholesaling side of real estate seems like an attractive venture as we are just starting with little capital and it could provide us with a revenue stream to become a cash buyer. 

However, do you think that the program ultimately exists to assure that you succeed or does it exist to make PM money?

I am happy to speak to what I have seen as the most common set up from a tax perspective to give you a starting point for a deeper discussion, but ultimately you will want to speak with your CPA in conjunction with an asset protection attorney because this requires a deep dive into your specific situation.  

However I am ultimately looking for a win/ win/ win for all parties.

But ultimately a better loan for you too.

I know there's not an ultimate answer, but what would be your way of getting started with real estate investing in my position?

If this is helpful to anyone reading- I vet deals for PMLs now and charge $200 to underwrite their deal, discuss the weak points I see, discuss contract recommendations, suggest verbage to consider, and ultimately help PMLs have a clearer understanding of the level of risk their deal involves.
