Hi @Luis Marcelino,I'm an agent (licensed in PA & NJ), investor and developer in Philly and surrounding areas.

I know Hudson country is very expensive and I am willing to look further outside the surrounding Hoboken area to get a good deal.

The subcontractor my general contractor hired to do the foundation had 20 yards of concrete poured today (35 degrees all day and part of the concrete is surrounded by a 3inch pool of water - not acceptable at all).

I've decided a multifamily in one of the surrounding towns would be the best choice for me, So i started looking into multifamily units.

Still good deals to be had, but developments going on in the downtown are fueling the surrounding areas, revitalization of older warehouses for luxury units, etc.

It’s actually one of the few areas that allow them, which is why a lot of land in the surrounding area sells for a quarter of the price. 

The Atlanta and surrounding areas are a hot market right now and my fear of waiting around to get estimates could equal losing out on opportunities. 

I'm also considering Plano, TX and it's surrounding cities since a few of our companies here in the Bay Area are heading that way. might be a good opportunity to invest.

We priced it to market right out of the gate, so it isn't overpriced.There are a few issues - the neighborhood isn't great and the house is a lot nicer than its surroundings.
