Thanks in advance I mean monthly rent = 3% of purchase price. for example use a $30,000 home.1% deal will yield $300 per month (Barely Breaking even)2% deal will yield $600 per month (Great)3% deal will yield $900 per month (Superb)It's just a very basic guideline for evaluating prospective properties.

I've recently become debt free with the exception of my primary residence ($93k owed on $120k value, 14 years left @2.75%) and I'm working on getting it paid off before I'm 40.I'm educated, opinionated, animated, and analytical so I'm not one to jump into something new without understanding it and evaluating all my options.

Seeing that a lot of BP content is on multi unit / more complex type of deals, but not on smaller operations like the one I have in mind...a lot of the analytics and numbers usually refer to larger operations...any thoughts as to what numbers to look for when dealing with more niche/specific units like a ski house in upstate NY vs. a condo in Miami Beach from a numbers perspective?
