If I choose to wait the 30 days, I've already qualified for a 30-yr. fixed with cash-out up to 75% LTV @ 5.25%  Ultimately, this might be the best bet, but I'm exploring other creative opportunities.  

I usually buy them rent-ready, but I'll bet there are some investors out there who would love a condo from a wholesaler.  

Each bank underwrites differently, but I would bet 95% of commercial banks would be overjoyed to have your equity rich, lightly encumbered business. 

I would also bet some are owner occupants wanting to get in the area, paying retail and the income from other unit makes their purchase possible.

Based on some of the information I have gathered from Brian, along with some of my own research, I believe a crowdfunded deal or a private lending opportunity may be my best bet with this vehicle. 

Would it be my safest bet to just say i'm interested in joint ventures and limited partnerships?

So I’d like to develop a local friendship (or two) clearly based on like minded interests.....making money though real estate....bet you guessed that didn’t you.

I bet after him losing money for another 2 years on it he will be willing to sell for less and then you already have it locked.
