If he’s there weekly anyway, he says he would check doors/locks and for any damages and take weekly time stamped photos, if needed to claim on insurance and he can schedule to fix, if I choose too.

I believe no-one should be helping you to circumvent the Ohio Regulator's explicit goal of stamping out Unlicenced Brokering as is commonly practiced by guru-hyped Wholesaler wannabes.But if you wish to OWN properties properly, THEN sell them, then any Purchase/Sales agreements (x2 for double-closes) will likely suffice.

I I would guess she also receives food stamps to help buy her food. 549 credit sounds like she has at least attempted to improve her credit.I'm with some of the other posters, I would just make sure she is a good person who will take care of the property.
