Hey guys, I'm in a tough spot here and would really love to hear from others who may have been in similar situations.One of my oldest friends is having a hard time growing up.

There have been a lot of pan-handlers claiming it as prime real estate.For whatever reason, this guy set up camp today.Maybe it is because he was once a pan-handler at the same spot and things have turned around for him or he may just have a thing against pan-handlers.I did not ask him, why but I shouted out to him if he would allow me to take the photo and he said "sure".

The idea is to gain soft control on the owner side and hard control on the buyers side which puts you in the sweet spot.

Definitely in the right spot. 

Although I do agree the crop is not nearly as lucrative as it once was, I am still hearing opportunities where I am trying to fly out to check the spots as we speak.

@Doug ClayWelcome man, BP is a great spot to start. 

Then I can fill a couple spots at the higher rent and in a year raise rents on everyone else. 

Rental will increase also in the surrounding areas as people will not all be able to live right in the hot Nashville spots.

Personally, I'd suggest you look at 4-family if its in your price range as that will give you the sweet spot where you can start seeing a decent return.

I have two properties in this area and his boundaries are spot on.
