@Hannah Noble  It's possible to start out with a soft credit pull to see credit history, and with your last two years of W2s and recent pay stubs, it should be fairly easy to see how much you can qualify for. 

I am looking at a property that looks good and the math works, but it's a little more expensive than the last few properties I've looked at, and  although I have enough available for a 20% down payment, I'm hesitant to tie up most of my liquid cash into one deal, especially if the market might be getting soft soon and there might be good opportunities on the horizon.

We are sticking to 75% of cost as a maximum, with 75% of purchase price being a soft target and 70% being even more likely. 

Some markets are starting to see some softness but others like Indianapolis and Kansas City where we operate are extremely strong.

@Carolyn Fuller so my ADU is located in a working class neighborhood and we are stones throw away from the delta where there are major events like the Bass Fishing annual tour and walking distance to the local stock car events.

Then ask for what soft costs (permits) are.Have no clue on an estimate otherwise, since you'll need to prevent moisture from entering via the door.
