Here you go again, attempting to portray a false & negative perception.

@Todd Rasmussen and @Mark S, conventional wisdom suggests that people use a Quitclaim deed to transfer property to their own LLC, based on a perception (emphasis on 'perception') that the lender won't notice or care about the transfer when using a QC deed.  

You have tenants at all ends of the income spectrum who blatantly take advantage of legitimate protections to avoid paying rent and avoid any consequences, and that needs to be accounted for and addressed.However, this public perception of landlords why it is all of our job, no matter what state you are in, to provide a great example of how landlords should operate and behave.

If brokers on the system would realize the part they play in this perception, they might consider pricing properties realistically instead of overpricing them.

Wilkinsburg is sizable and the perception is that the the entire neighborhood is a war zone.

Those in the lower to middle class may have that perception in your area, but I can assure you that those in the actual high end market will not have the same opinion.

Profiles a lot of millionaires and a common thread amongst them, despite popular perception, was Frugality, like single ply toilet paper, etc.

So with that let's not forget things that might motivate; love, fear, greed, esteem, dignity, public perception, culture, religion, empathy and values.
