Estimate of $65,000 - $70,000 repairs with an ARV of $270,000 - $280,000.I will post pics and details soon.

Most of the 2 bedroom, 1 bath home in town do go for about $600, but I've walked through many of them as a potential tenant and they are very subpar and lack of the amenities, garage space, etc.Here's the listing with pics, and I'll admit these aren't deceiving.

I don't scrub trustees from the list - but I always scan for duplicate names and remove them (that way I don't send someone the same letter twice in a row)One advice: make sure it's titles correctly, you don't want your letter/postcard to say 'Dear Trust'

If you need me to do some video or pics of the area you just mentioned, what I would show you is for every habitable home in the area, there are two or three vacant or boarded up homes.

A quick google pic search shows a number of different option that could work very well and make the edges look a little cleaner.

I can print them and scan them which kind of defeats the purpose.
