Again, I suggest you look at the Sub-2 arrangements, pass title and wrap the note or take a sepearte note, it's cleaner than a CFD.A L/O can work too, use seperate agreements and have an option price, you still need to underwrite the buyer, see when the can finance out and make it work.

Most LO's that I know are remote these days.Local isn't necessary unless you're trying to buy a property from a bank owned list and you're going to the bank, but have an appointment and someone specific to see.Know what you want to do (fix and flip, rehab loans or BRRRR, house hack or just a simple long term hold.Once you've decided what you want to do, go to some MeetUps and REIA's in your area and start speaking to investors and Realtors.
