I am currently watching the "free course" now and taking notes, so I can be somewhat prepared.

I'm watching the MLS for deals everyday; retail is not a viable strategy right now (if you're looking for deal flow).Kirk

I'd be carrying a mortgage payment of about $800/mo (which I could afford if I happened to not have any tenants at a given time.Any thoughts or directions that you all could point me in to make sure I'm up to speed on what questions I should be asking during the showing and what kind of costs I might be looking to incur that I should be watching out for.Thanks BP members!

I have watched a bunch of the BP podcasts and have started using the analysis tool.

I will have to admit that i have thought back many times to before i was married and had 3 kids that if i could have done it again that would be what i would have done.Condos could be good could be bad... the thing you want to watch out for is the association and how often the increase the dues... they tend to cut into your profits.

This will sure be interesting to watch as it essentially gives the platform the ability to invest in deals without people choosing each deal.

We have about 30k ( from 401K) we would be willing to use , I have been reading and watching the BP webinars so I know there are options on how to finance our first one however I would love some insight on your opinions what way we should go about financing our first investment.

Each transaction will need to stand alone and be "at arm's length".You may need transactional funding on the A -> B transaction and you'll need to watch out for title seasoning requirements on the B -> C transaction.Whatever you put together, do your homework and vet it with your attorney and the title company agents.
