I see UTC as both a draw to the youth and retirees since one is able to take public transportation to employment centers of Sorrento Valley, the entertainment of the UTC Mall, get to Petco Park, Old Town, Downtown San Diego Mission Valley.

I have seen the Phoenix Units more than double in value and my Peoria units are worth 40 percent more than I paid.I have sold 9 of my Phoenix Units and moved my money to Pittsburgh where I can find CAP rates of 8 percent and where properties have not sky rocketed in price.I have purchased 14 properties (19 units) in Pittsburgh over the past year and my CAP rates and cash flow are much better.I strongly feel it is the wrong time to be buying properties for cash flow in the Phoenix valley.

I think you will also find rehab costs might be a little more than in the valley because of limited local contractor's.

So when I decided to move to the Napa valley  I could sell my home now for 400k ish but rents had not come up  so it was going to be 300 a month negative to keep it by the time I paid everything remember this was days of 10 11 % interest..
