Having tenants in place may help with some lenders, but new Fannie Mae guidelines say the property has to appear on two tax returns before they will consider the rental income.You best bet is to find some local lenders and mortgage brokers and have a discussion before you get in too deep.

My list was several thousand deep and I eventually had a group, our combined lists were several hundred thousand deep and we shared lists for shared profits at closings, it's a great living.Good luck!

All said and done, I wasn't up for the scope of the project nor did I want to get in at that deep off the bat.You raise a good point though to do due diligence and it is a good idea to bear in mind that all of those experts are in it to make money as well.Cheers.
