Depending on your goals and your personal financial position buying properties strictly for maximum cash flow vs tax benefits and longer term rewards may make more sense.Close in to DC, PG county is probably the area that will bring you the most bang for your buck shorter term.

PG County is $150/2 years for a single dwelling with the MDE filing fee of $30 per calendar year due December 31st each year (no prorating is available). 

I'd like to do fill up all my conventional loan slots with properties like this.I'm also looking at 5-20 units properties, but I havent consolidated my criteria just yet on those.
