Here's more info:It's very easy to have an 'Engineering Based Cost Segregation' study performed to see where you can get back some serious money, using your rentals, from the IRS (most CPA's don't have the education or experience to do this for you- you need to use Enginering CPA's). 

In the Reno, NV area there are single family portfolios that are out performing the multifamily. 

I am on the buy-side of a transaction with a seller that did not perform and is in breach of contract.

Hello All -I have a portfolio of a few SFHs, and would like to be able to see an overview of how my portfolio is performing.

Honestly, though I feel most banks and lenders want to have performing notes and if you look good on paper, then they probably won't give you much kick back if you qualify.I hope this helps and thank you for reading! 

DSCR is about a non-recourse loan (secured by the property and the property performance, not by the personal guarantee).

I'm avoiding deals provided through platforms like FundRise, RealtyMogul, CrowdStreet, etc since often times those deals are the worst in terms of performance. 

Monitor and Adjust: Continuously monitor the performance of your investments.

Any pointers on who to avoid would also be helpful ;) Obviously this is one of the pieces that can make or break the performance of a deal, so I’m trying to cover all my bases as much as possible
