If you are here you need to have an ID, pay taxes, and many other things - forcing people to live in the shadows makes them susceptible to being exploited or engage in criminal activities just to survive.Other countries have much better systems (also not perfect).In Austria for example you need to get a Meldezettel (certificate of registration) from the municipality where you live.

We work really hard to do the right thing for our clients, although hope nobody expects perfection:)

Be conservative and make sure that you have an exit or at least a plan for things not going perfect.

Someone upthread mentioned that Branson has had STRs longer than the booking channels have been around, and that illustrates a point related to this: in the olden days, when you'd look up a vacation rental in the classifieds, people were more tolerant of the idea that they were sort of borrowing someone else's house and things might not be completely perfect and they'd have to procure their own supplies, but these days, the booking channels have created almost hotel-like expectations.

I sort of like the 10 scale, people who give 4s for a less than perfect stay can now leave a 9 :)

Wholesaling, when done legitimately,  is perfectly fine with many brokers including mine. 

You have TIC's but if more than a few investors trying to get everyone to agree on what to do is difficult.There is no perfect investment out there.

Doesn't have to be perfect, but it has to be close.

Philly is definitely worth it but don't expect to just casually find a perfect deal on the MLS.
