Hi folks, I’m a total newbie so please be gentle.

I'm just starting my real estate journey and would love to connect if folks are still active in this thread.

A lot of the popular, no money needed, strategies like being a wholesaler, getting a partner to fund the deal, or STR co-hosting / arbitrage are a bit of a paradox because the people that have the expertise to effectively implement these strategies are typically the experienced folks that don't need no money down strategies to invest.

Seller Leads are a tough nut to crack, online they mostly come from Home Valuation ads, and as you've discovered they cast a very wide net and will find a lot of folks just wanting to know their home's value (who wouldn't?!).

Start small, and pros like real estate folks, loan experts, and property bosses can guide you through tough spots.

Not just BP, but region/area specific folks who are fellow 'boots on the ground' that can help you and give advice when needed.Good luck! 

But for 99% of folks, in 15 years, that's an achievable feat and a great position to be in.
