You can always recommend new technology that can help support their rental business. 

My investor is currently adding HVAC and upgrading to modern finishes throughout.

That being said, technology companies have clearly voted Austin #2 in their book.

I'm seeing here that this is more of a site for investors, which were not necessarily interested in buying or building for an airbnb, we are very interested, however, in building a home that we will live in & then rent out or make our existing home in Kenosha Wisconsin which is on Lake Michigan an airbnb.We know NOTHING about buying a lot & then building.That said,  We have been trying to figure out how we get the most Bang for our buck buying existing property or building our own home.We have been seeing some amazing properties around 50K in Yucca Valley and/or 29 palms that list having water and electric available nearby.We want simple clean lines,  I suppose what would be considered modern contemporary but I hate putting that title on it because for some reason it seems like there's an upcharge just by using that description, lol...

However 60A is considered underpowered for modern electrical systems, most are 200A these days.

Some of these may be repair items, others are Capex, but it all falls under similar work, in my eyes, i.e. paint will always be a "repair" from an accounting standpoint, but there are the turnovers where I can just touch up spots, and then every 5 years or so, I need a full interior repaint to bring the color scheme back to modern aesthetics.

And preferably newer books, that have advice on using modern technology like RentReady app and such to make it easier and keep it organized.

Not that my opinion matters, but I believe rehabbing old homes to the condition they used to be in while adding modern fixtures so that families can live in them is worth doing. 

The technology is available, but since these software companies make money by the unit.
