NREL first recognized the issue in 2008 and since then many steps have been and are being taken to modernize the grid to be able to handle 100% renewables: 1) Target energy efficiency to the hours when load ramps up sharply2) Acquire and deploy peak-oriented renewable resources 3) Manage water and wastewater pumping loads (7% of load)4) Control electric water heaters to reduce peak demand and increase load at strategic hours5) Convert commercial air conditioning to ice storage or chilled-water storage6) Rate design: Focus utility prices on the "ramping hours" to enable price-induced changes in load7) Deploy electrical energy storage in targeted locations8) Implement aggressive demand response programs9) Use inter-regional power exchanges to take advantage of diversity in loads and resources10) Retire inflexible generating plants with high off-peak must-run requirementsOur electrical infrastructure is dated and in need of improvement anyway, adding more solar just forces us to deal with an already underlying issue.

I have a third party handle snow removal and also provide a bucket of ice melt in a common area in case there is a small slick area that needs additional attention.

Cleveland, OH...the country's best kept secret.Cheap cost of living (housing, entertainment, etc)Incredible Park System that runs throughout entire Northeast Ohio (Metroparks)Professional Sports (Browns, Indians, Cavs, Hockey, etc.)Playhouse Square (Biggest theater district in the USA outside of NYC)Rich history (steel, industry, Rockefellers, etc.)Museums (Rock and Roll HoF, Art, etc.)Prestigious Universities (Case Western Reserve)Incredible Food due to multi-ethnic old-world population (Slavic, Arabic, African American, Latino, etc.)Lake Erie (and everything that comes with it, boating, beaches, etc.)Excellent Suburban school systems (I am a produkt of deeze skoolz)City Pride...you don't get it unless you're from hereThe worst part about Cleveland is the weather.

Too many to put in one thread, that's for sure.Assuming you have the right property at the right price, IMO the biggest pitfall new landlords run into is running the business like a friendly ice cream truck and not a "by the numbers" business.
