Have you tried:- Running comps of similar properties in the area and calling those buyers directly- Posting Craigslist, Newspaper, BP, adds- Find some local meetups and market it to them- Reach out to local agents in the area and see if they have any buyers that may be interested- Reaching out to local wholesalers and shopping it to their buyers listJust a few quick ideas I would try.

It just won't get as high of a response.You could also hand write 1 letter and then have a print shop scan it and print it 260 times for you on yellow paper.
