Looks like you have replace truces, all the sheathing and shingles.

Never had a problem with insurance with my houses with asbestos shingles ,,, I have 3 with Erie and 1 with travelers .

Same with the composition shingle roof.

Im new here so consider this reply more of a question than criticism.The roof looks old and is missing shingles.

A new, standard-sized roof (scrape off old and re-shingle w/architectural shingles) is 9k-10k all day long, though an overlay can be done for half that (I know, beware).

Make sure you understand EXACTLY what kind of roof you are getting if it's asphalt what exact shingles, underlayment synthetic or felt and ice and water shield.

@Eric CreagerI dont know of a specific resource but in general you want to look at the big ticket items first.Foundation - cracks, settling, moisture (basements)Roof - age remaining life, condition- missing shingles, leaks improper valleys and flashing Hvac -age useful life left.

Inspection report says :The shingles appear to be nearing the end of their serviceable life.Sealing of all roof penetrations is recommended.Is this a major item and should I negotiate on price or request the seller to fix it.

We did a ton of work, new floors, doors, windows, kitchen, bath, driveway, deck, gutters, shingles, painted outside, etc.

@Darius Parsia I think you'll come to find a big divergence in replies here from those with some "snow on the shingles" and those who never experienced the '80's.
