Even if you raise $1 from 1 investor it COULD be a security and thus you would need to comply with securities laws.  

Make sure you comply with all local zoning and permitting for duplex.

Upon receipt, the county will send out the code enforcement officer to inspect that property, contact the owner, follow-up to ensure corrective action, and even pursue legal action/citation if the owner fails to comply. 

I'd probably inform the attorney of my intention to make a claim with the commission and give him 5 days to comply.  

I don't check as it would be near impossible to force the tenant to comply, but if something happens, I can show I required it. 

We will do as much of the work as we can while complying with FL code and inspection requirements.  

@Alison Pels With this alteration, You will be complying with Multiple Dwelling law which introduces requirements for ADA and sprinklers to name a few. 

There are many options to pay rent or comply with a lease before it gets to the point where an eviction is filed, and I'm not interested in a tenant who forces another landlord to get to that point. 

Lease must comply with terms of your loan agreement.

Lawyers are in the business of picking contracts apart.It's always a good idea to run your contracts by your attny to make sure you comply with federal and state laws.
