I think a nice upgrade to the BP calculators is if you could click on each result calculated by BP and it would display the actual calculation factors like on Excel. 

Where to invest all depends on your goals- especially in Philly where you have some hard borders that can define whether you should flip or rent or both in that specific pocket. 

Finally, the refinance aspect; I did adjust that from 1- month, 3, 6, 9, 12-month refinance and it didn’t change the numbers at all outside of what the refinance option of 6-months displays.

you can go straight the self check out line usually w the person and they can scan the card the screen displays the amount on the card
