Since this house will be pain in full, with HELOC what the best way to pay Heloc/should we refinance it later?

I did buy a home through Hubzu before and the title company was a pain to deal with.

I haven't had many issues with students destroying my properties - and while it would be a little pain to deal with you can always go after their parents if they were co-signors.  

Walmart, Smoothie King, Subway, Banks, AT&T are all 2-3 blocks from this property.

I made a post on Facebook, there was A LOT of pain, stress and lost weekends involved; 9 to 10 hour days, 6 to 8 hours on weekends (I could of studied more but I essentially maxed out my brain's capacity to make things stick).

Ive seen some blocks in East Point that have increased in value, while others have dropped.

unless you are ex-military and strive on self-inflicting pain upon yourself and your wallet.

There are several properties within block of me that are on MLS for less than $80K.

To truly "sound proof" you need a barrier to block the sound from passing through at all.

This might sound harsh, but I'm actually trying to save you a ton of pain and money.
