East Point, Ga is it worth the risk near the square?

Ive seen some blocks in East Point that have increased in value, while others have dropped. There have been a bunch of half occupied multiunits on Harlan and single family homes on Akron that have gotten my attention. One part does not seem to be able to attract renters, per the vacancies/for rent signs. Does anyone know what is going on in this area?
