Since scammers tend to be lazy, they're more likely to use unmarked photos from someone else's property instead.

But if you took a HELOC, which tends to have relatively high interest rates, your blended rate (the average of what you're paying on your mortgage plus the rate on the HELOC) would likely be in the same range as today's mortgage rate.You'd also only be renting out one unit, but by selling it might allow you to get more than one additional unit and still grow your portfolio. 

I'm sure it happens anyway but over time the scoundrels tend to be found and weeded out.

The time thing is mostly just my hours, I work 3rd shift 10 PM to 6 AM and have weekends off so my hours awake are very odd and depend on the day as I do tend to work overtime a lot. 

I tend to get him to agree with me bit by bit by showing him a different way to invest such that we can have a different future net worth trajectory than his parents (who have made and spent a LOT of money.)
