Too many who frequent this site don't want to hear the downside risks to r.e.So when you pull the trigger on something nowadays is 20% rent reduction cushion built into your model?

It happens more frequently than you might imagine, I've handled dozens of title insurance claims based on forged deeds, mortgages and satisfactions of mortgages.

When I was underwriting that was always the first question I asked but I can't recall ever seeing a written underwriting requirement to ask.Unfortunately in the claim I described the Grantor claimed she didn't have any of the money left so as it frequently does, it became a matter risk reward, good money after bad type analysis and the company ate the loss. 

@Solomon Yasin I'm frequently on the lookout for small to mid-sized multi-family units (Southeast Michigan for now) to get into with colleagues or larger MFH projects in an LP position (US-wide).

His son and daughter in law were frequently there "helping " him . ( they were the black sheep of the family , drugs , jail etc ) .  

Qualification is not as easy and there are frequently strings attached.  

As for the $20k rehab costs, even if you do just need touch-ups, there are frequently other things that might pop up or simply were not considered.
