The BRRRR method is great, but very risky, especially if you're just starting off.

Long term wholesaling as we now define it may not be a viable method of business.

Personally I’ve never done the binder method and made a tenant multiple rent options, I’ve just set the new rate and sent it out to them via certified mail with a start date of the new rental amount 2 months out so they have time to move out if they want to.

with the intention of doing a 1031 exchange on that property and the goal to utilize Brandon Turner's "stack" method to dump the proceeds into a bigger property with more units in a similar market within Worcester county.

We had a lot of luck getting some our multi-family's down substantially this year switching some to them income method.

The BRRRR method becomes possible if you know the right mortgage brokers, also for foreigners (it is true that for Americans they have their specific criteria to look at things).
