If you are an out of state LLC and conducting intrastate commerce, not interstate commerce  with the state and you don't have an LLC, then your contracts/leases are voidable.  

Low and behold, when we started chasing wires, we found orange home depot extension cords connecting the electrical panel to outlets.

If so all investment offerings that are publically advertised must be registered - with the SEC if it is interstate - with the state regulatory agency if it is intrastate.

I find they have plugged a cord to that outlet and then have a generator inside their unit to get power.We kept unplugging and told them to stop one time.

So for most of them I put in those special light bulbs that you can plug a cord into and ordered long cords & hung them up high...not the most attractive way but it is a lower income rental building so doesn't need to be pretty.

I have made upgrades with an eye toward safety, such as work boxes, dedicated circuits for major appliances, removing lamp cord inside the walls (!)

The property is currently valued around 300-350K (still need a official appraisal) in a desirable school district in Berkeley county WV along I-81 interstate with a population growth of 10.3% in 2017.

Its a 2 bed, 1 full 1 half bath (2 units), close to airport and interstate, but not in the best part of town.

A lot of people overlook this area but when you travel interstate 80 from NY and NJ we are the first exit in Pennsylvania.
