If you review the section of that agreement regarding Seller deliveries, you will be able to determine the type of deed the seller will be executing -- likely a special warranty deed.

Anything over a certain price is free delivery and set up. 

The benefit (to me) is that you can pay for delivery and installation.

I had these things happen to me.What I do is have a delivery made on or about the move in date.

If they would've ordered the piece by then, and they told me it would take that long to deliver I wouldn't say anything.
