I would advise you to possibly consider a different PM due to the glaring issues Evolve has...lots of work for the homeowner, property revenue continuing to drop as time goes on, low rating reviews for most areas, and besides marketing for new clients, their marketing on properties is no good.

My take after well over 20 years of investing in real estate is that if you want to continue to enjoy a great and profitable career and also have a life, that you consider taking @Jim Pfeifer's advice.

There could be some real value for hosts to work on this with them continually. 

Sky high prices that continually rise, and a constant supply of wealthy / high income people willing to pay those prices.

With continued population growth and industry, LTRs are great for the long play but can be difficult to cash flow.   

Multi-family investing has been super competitive for some time and continues to go way over asking.

Ensure the mortgage is manageable on your reduced income, and continue leveraging your mentor’s advice to find the right deal. 

There's also a lot of landlords who don't take care of their tentans and properties in this market but continue to raise rents.
