So two days later Im already moved into my new apartment, already got my desk and my office chair, and my internet set up, so Im ready to roll. 

Here is my hesitation: guests will constantly be moving dinning room chairs, pillows, cook ware, etc from side A to side B where everyone congregates.

If it's near the beach, I would ensure they have toys they can bring with them (paddle boards, floaties, shovels and buckets, beach chairs and towels, coolers, etc.).

You also need to figure in how much you believe it will cost to replace sheets, kitchen items, beach chairs, towels, etc... each year.  

If you were to start a company that, for example, sells chairs, you would make your initial investment and get to work.

Don't say that in Sun City, they will beat you to a pulp with their walkers and canes then run over you with their power chairs..

I'd take it one step further, get to the meeting early, meet the person in charge, and volunteer your time to help out- whether it's checking people into the meeting or stacking chairs, you'll be positioning yourself to be noticed and can tell people what you are looking for.
