The deal I bought for $280,000 and held for three years and finally sold for a $82,000 LOSS I’ve only mentioned once.I don’t know your age or background, so this may not apply to you; However I noticed than people under 30 believe everything can be done on line while sitting on their lounge chair.

If it's near the beach, I would ensure they have toys they can bring with them (paddle boards, floaties, shovels and buckets, beach chairs and towels, coolers, etc.).

I'd take it one step further, get to the meeting early, meet the person in charge, and volunteer your time to help out- whether it's checking people into the meeting or stacking chairs, you'll be positioning yourself to be noticed and can tell people what you are looking for.
