It's great that you have some prior experience overseeing STRs for Airbnb, but to be completely honest with you, being a property manager is by no means an entry-level position and requires a wide variety of experience to do.

Look at the inventory levels across the state, big increases.

Don’t forget monthly electric costs to keep the recirculating pump on, and water costs to maintain proper water level.

I would also rather have upper cabinets than floating shelves, except for maybe in a compact unit with very outdated cabinets. 

I was able to get proof that my properties are on the up-and-up for lead levels, if I were to have had lead issues, it would have been a lot easier to address and remediate them while my properties are vacant vs occupied, and I'm protecting myself as an investor from potential headaches if the city does in fact start to enforce having this certification prior to evicting a tenant.
