We (HMLs) have mostly cut our teeth on BRRRs and maybe some winner & loser Flips in years past and prefer to assess deals brought to us for funding instead of managing tenants or rehabs.

Combined with the 2 year statute of limitations on appealing overcharges, it seems JC rent control has far less teeth than it once did.
