I will need to balance my own desire for the technology with that practical side of the law of unintended consequences and putting a tenant through a significant impact to their living space and hiccups that could arise in what seems to still be a steep learning/adoption curve for the energy providers/contractors/local municipalities/and me :)Are there examples of people here in Denver that have made the switch to a heat pump for heating and cooling and if so how have they heated on the colder days such like the recent low single digit to -20 F span we've been through?

I love the list that Nicole A. posted - I had a long argument with a tenant before that "flushable" wipes are actually not very flushable and it is the reason her toilet was clogged (there was a dozen of them floating in the bowl). that is why im looking for a list of things to discuss with the tenant before moving in - i just quoted IRS to give an idea where i came up with 5 year life span :) habit to cite sources from college days - I dont think that tenants would enjoy seeing mentioning of IRS

What I would do is find a competent, trusted and vetted contractor who could tell you what is needed now and the expected life span of things you will need to address eventually.

I would encourage you to do much research on each state in regards to laws, pricing, cash flow, availability, professionals available to work with, vacancies and much more before deciding to invest in such markets.I am an asset manager that assist in the management of portfolios that span across many states.
