Italy you can get loans for 3 to 4% but the properties have to comply or you have to correct if possible the situation.  

If you are doing it just to buy something my answer would be no, but if there is a specific deal that you underwrote that looks like a great deal then yes.Henry asked and brought up great points as well.

You can take a deep look at the deals and get an idea of the kind of variety you'll see and come up with your own due diligence method (that meets your unique situation).

I am in a very similar situation  @Chris Scarazzini just starting out!

You are right about the risk that comes with the holding period but in my opinion sometimes you have to take the risk and make sure the profit that you generate is higher than the costs that you paid by holding the deal for a specific amount of time.
