I have asked Geico, Liberty Mutual, so far with no luck.

nothing is done until its signed but you do risk hurting a relationship with the tenants if they are proven good tenants that have been there awhile I'd simply work on a multi year or longer term lease that has set increases in it so you don't have to worry about it for awhile.

If a DSCR then questions are prepayment penalties and other terms of the loan so you understand what you are getting into. 

Underwrite 100s of deals so you understand what your max offer is.

They never talked to me about it and instead just had the shelter call me repeatedly for permission.

Guy has many assets he owns via Sub-to so you're gonna have bad deals.
