As long as they're not a string of roof trusses/beams & joists that are busted in a row, usually these are simple to repair if you can access it from inside - you just "sister" a new structural member next to it.

My sister just accepted a job in Austin, Texas. 

However, my sister (who brought me this deal) is a realtor and her broker is currently managing the property for 10% of the monthly rental fee.

(Or so I thought)Even though making all of those mistakes, by taking action and learning as I went I was able to partner with my father and sister on this deal which allowed us to highly leverage ourselves and get into the property by only putting 5% down due to the fact my little sister is a 1st time home-buyer which allowed us to go with an FHA loan.  

This is actually my sisters house.

Right now we are currently living in a 2b2b condo in Potrero Hill (owned by his sister).

A sister friend shared her experience and knowledge and it motivated me to give this a try.

Would be much easier to go with an agent, and my sister in law has 2 in mind, but we want to give it a try to see if we can make a little money.
