Why would the parents of a couple of tenants in their late 30's have to pay their rent (one would suspect the parents were so glad to get rid of them they'd pay anything to have them leave; even a years worth of rent).Do you have a contact number for the parents?

I asked LL about Home Depot foam underlayment (which is much cheaper) and they said since its foam it has a tendency to feel unstable because of the air that is trapped below and over time it will become less and less even....not sure if this is just a ploy?

And unless the investor(s) have the same decision making rights and responsibilities as you, the same rights and ability to hire and fire contractors and managers, and the same rights to manage the property, they are passive investors according to the SEC and most state security regulators.So, if they are passive investors, you are offering a security.

In the FHA guidelines it says "Joint or total ownership of a property that is held in the name of a limited liability company (LLC) or partnership where the borrower(s) have an individual or combined ownership in the LLC or partnership of less than 25% and the financing is in the name of the LLC or partnership." would not count against your bag limit of 10 properties.My question is how do I do that?
