This is pretty much my response for any complaint about anything that was well stated in the lease and the tenant has agreed to.   

Maybe you can help the investors you meet with all the miscellaneous tasks involved with investing like picking up rent checks, turning over properties for new tenants, or even just driving by occasionally to make sure their properties are in good condition.I'd also recommend spending a lot of time looking at all the homes you're targeting in your area, both online and in person.

You should NEVER use an online template as most of those are easy to trample if need be.

Some can be passed on to tenants, while others are usually the owner's responsibility:1.

Some landlords have requested cameras (they being responsible for setting those up if they want them) or already have cameras installed, but you want to make sure any prospective tenant is fully aware cameras are actively recording and it's clearly communicated to them.

Making the tenant responsible for any maintenance is generally a bad idea.
