My primary residence has a unique feature in that it has come with a 20x40ft double-wide manufactured home in the backyard.Previous owner was using it as a shop but it has wood panel walls and beat to hell 50 year old carpet. 

He offered the land to me at cost, along with his counsel.I also have a connection to a local contractor with a good reputation, a positive history of partnering with investors, and knowledge of the area.I'm cautiously optimistic, but I realize that I'm ignorant.

We have that first thing you posted, except that it was a professionally installed unit that was manufactured and it looks nicer than just open duct work as the area it is used in is a finished bedroom in the basement.

With zero dollars in it, after being paid back, my CoC ROI is huge because of a $0 base.Can anyone name a reputable short-term lender that will loan to a flipper? 

ONLY do business when your starting out with reputable HML and one who is local who you can walk and in and talk to them in person.there are bigger players that are in multiple states. but NO one is in all 50.. these include.LendinghomeLendingoneLima oneVisio GensisAnchor Aloha Conventus and on and on and on.. there are plenty of legit lenders out there. 

I would love to connect with reputable REI friendly Property Managers, Real Estate Brokers, Contractors etc., in Pennsylvania.  

Instead of continuing renting, I have been considering purchasing a manufactured home.

We do not have any of the same boards left and the manufacturer has discontinued the line so we can't just pull out the affected boards (besides, there would be no way we would have that many extra pieces; the total number of boards damaged is in excess of 150).The second reason why there is a difference in charges is because if we need to go through with Small Claims, we put ALL costs in there vs our original lower estimate (**after talking to a legal advisor, they said we should go with the full cost as long as we had estimates, invoices, etc to show how we came up with the dollar amount).
