A construction loan typically involves acquiring raw land for development which is a different can of worms and both loan types could vary in requirements and how it is structured.

I live in AZ, looking to purchase and develop raw land.

My general contractor has allowed me to actively participate so I can learn the step by step process of developing a raw piece of land.

unless the area  of the new property is  very  dpressed-  and  unless this property has  been on the markets for a long time  - I  doubt your  offer  will  have  much  chance  to be  accepted  or  even  countered  ( as its  so low)  ......if you are able to get  soem  traction on this  idea , several things to note  on it  1) make sure you are  getting accurate  pricing for the  new loan and  also a rate lock thats  long  enought to cover to the closing date (  this is a  large  issue  on new  construction )  2) make sure you are using an  accurate  future property tax  figure  in your number  crunching  ( versus  using the raw land   assesment  amount  3) make sure that the lender you are using  is able to  pre approved you  using the  full  heloc  payment amount aas well as the  new proposed payment  4) if needed- there are loan programs that allow  as  little asa  15% down payment

Are there different loan programs available for developing raw land?

I guess the bright side of increasing prices of raw material is keeping real estate investors, especially flippers, on their toes while being creative with how business is done. 

I own the land outright but need to find a builder that can take this project from raw land to finished product.Also feel it might be a great location and town for a large container multifamily project (if that saves me money and builds it easier)Any suggestions on builders that can take this on, either a normal site built project or a container home projectThanks and have a great day

It's also worth noting that if we do owner financing in Ohio, we will be doing it with raw land and a contract-for-deed.
