So much value I've found using this tool I'm puzzled as why it isn't used more often.

The only busy work you have is putting all the pieces of the puzzle together and determining if the numbers would help you achieve your financial goals.

That is an option - still always great to understand the other pieces to the puzzle to make an educated decision.Also, understanding every step required to be an active lender makes understanding how the money would be at work better - and how to vet possible lenders.

Once we have solved the financial puzzle for those three properties, we would like to add a fourth to the pipeline -- then a fifth, and a sixth, and so on.I have a great contractor, but he is a specialist, so I'm open to meeting other contractors who may have capacity to work on rehabs in the near future (3-6 months out), especially if they have a laser focus on keeping costs low but quality high.I also like meeting new potential private investors, other developers, and anybody else with an interest in this stuff.I have a four-year-old son, and am active in my neighborhood association and other community activities.

Congratulations @Tyress Wilson I think having your personal finances in order is a critical piece of the wealth building puzzle. 

It’s been puzzling me for a while.  

This will dictate where you purchase and look for properties based on that number alone.My point is that you always start with the end in mind and work it backwards, this creates the strategy (Buy and hold, flip, Wholesale, Notes) which will be driven by the tactic (SFR, MFR, Mobile homes, Short term rental etc) I always coach people and explain that the property is actually the last piece of the puzzle not the first.

The only piece of the puzzle you are missing are the funds.  

I am puzzled!
